“User” is a collective term for actors who create a digital twin of a real building. This can occur at any stage of the life cycle. From design to execution, management and maintenance, through to demolition or renovation. This means consultancy and engineering firms, installation companies, general contractors, and facility management companies.
Consulting and engineering firms, as well as architects, are involved in the design phase of a building. They initiate the BIM model and, in their design process, do not wish to be constrained by the absence of digital representations of products (objects). This may occur, for instance, when the latest products are to be deployed, while there is still no digital representation (object) available.
The ecosystem is structured in such a way that one of the actors can meet this requirement, thereby achieving a state-of-the-art design. Since designers typically do not wish or are unable to commit to a specific manufacturer at this stage, these must be generic objects.
Construction companies and general contractors are responsible for delivering the physical building and must provide an as-built model upon completion that is a true-to-life digital representation of the constructed environment. They also wish not to be limited in their product selection process by the availability or absence of digital representations or displays of products.
The approach with generic content and support from the ecosystem ensures that they and all other actors can manage this in a flexible manner.
Facility Managers also have existing assets in their portfolio that contain various products installed for which no digital representation or presentation will ever be created, as these products are no longer sold. The approach with generic content and support from a tailored ecosystem ensures that this demand can be met without any issues. This allows for a uniform approach to both new and existing assets.
Thanks to the scheduling system of TechBiM, designing parties can commence work with generic content that can later be enriched with manufacturer data such as dimensions, technical specifications, prices, and other accurate information during the building process.
Through the TechBiM ecosystem, product information can be made universally available to everyone in a structured manner.
TechBiM plays a crucial role in bridging design and execution with management and maintenance, ensuring data availability for the end user and thereby covering the entire lifecycle of a building.
BIM users are those who either engage with the modelling software themselves to create a digital twin or appoint a partner (BIM Consultant) to undertake this task on their behalf.
Consulting & engineering firms and architects construct the BIM model and typically utilise generic objects. TechBiM has made over 800 resources available in free access, for everyone to use in a construction project in Belgium.
The designers must also have objects for the latest products being launched on the market. If no existing TechBiM object can be utilised for this purpose, the designers will either develop a generic object themselves or have one created by a Partner (Content Creator / Content Provider).
By submitting new objects to TechBiM, these will be included in the common TechBiM library (after validation) and made accessible to everyone.
Installation companies and general contractors must deliver an ‘as-built’ model upon completion that provides as accurate a digital representation of the physical building as possible. All generic data in the generic objects must be replaced with specific data pertaining to the products that were used.
Through TechBiM, installation companies can receive a BIM model for each project in a consistent manner from the designers and work further on it. The use of the same generic objects (named TechBiM objects) by all actors makes it worthwhile for Manufacturers to organise their product data in accordance with TechBiM, and also allows Partners to develop applications that simplify the work of Users (filling generic objects with specific data, calculations, simulations, product selectors, etc.).
Facility management companies possess existing buildings within their portfolio that do not yet have a BIM model. They can also benefit from the availability of common generic objects to create a BIM model from the technical installations of existing buildings.
This can be utilised in their operations (maintenance, optimisations) and in the planning of renovations. There are no specific objects for this purpose; however, thanks to Techbim’s generic objects, they can still digitise their entire portfolio.
