It is important for you to have an accurate digital twin (as built model) of your property. This is to achieve the most optimal result from the construction process. (read: a building that performs as intended and is realised within the established budget and timeframe) On the other hand, the digital twin represents a significant added value for management and maintenance, as well as for investigating optimisations and repurposing, enabling the identification of the most optimal solution before commencing with demolition and construction work.
It is even more important that contractors and installation companies provide a digital twin that is constructed according to an open standard. For the section on technical installations, this is TechBiM. As an end user, you can not only search for products or product variants with manufacturers in the event of product replacements, but primarily, it enables the development of an interface with FM software. Without TechBiM standardisation, a different connection would need to be provided for each digital twin (for each building), which is not efficient and likely financially unfeasible.
Do not hesitate to require the involved actors (architects, consultancy and engineering firms, general contractors, installation companies, and facility management companies) to work according to TechBiM for technical installations in new assignments.
Finally, TechBiM also offers a solution for existing buildings that have not been realised with the BIM philosophy. It contains technical installations for which no digital representation or presentation has ever been created. The TechBiM approach, with generic content and support from the TechBiM ecosystem, ensures that a BIM model can be created for these technical installations, which can be utilised in operations (maintenance, optimisations) and in the planning of renovations.
